Adjudication Evidence Bundle Export

Adjudication Evidence Bundle Export

The adjudication evidence bundle export feature lets you generate a single, submission-ready PDF containing all required documents for a deposit dispute adjudication — formatted to each scheme's requirements.

Overview

When a deposit dispute reaches adjudication, each tenancy deposit protection scheme requires a structured package of evidence to be submitted. Compiling this manually — across check-in reports, check-out reports, photos, invoices, and correspondence — is time-consuming and error-prone.

With this feature, the entire bundle is assembled and formatted automatically in one click.

What's Included in the Bundle

The exported PDF contains the following documents, in the correct order for the target scheme:

SectionContents
Check-in ReportFull property condition record from the start of the tenancy
Check-out ReportFull property condition record from the end of the tenancy
PhotosAll associated photographic evidence from both reports
Deduction ScheduleItemised list of claimed deductions with amounts
InvoicesSupporting invoices and cost evidence for each deduction
Correspondence LogRelevant communications between landlord/agent and tenant

How to Export a Bundle

  1. Navigate to the relevant tenancy and open the Deposit section.
  2. Ensure all required documents (check-in, check-out, deductions, invoices) have been uploaded or generated.
  3. Click Export Adjudication Bundle.
  4. Select the target adjudication scheme from the dropdown.
  5. The bundle PDF will be generated and downloaded automatically.

Scheme Formatting

The export engine formats the bundle to match the submission requirements of each supported tenancy deposit protection scheme. This includes document ordering, page layout, cover pages, and section labelling as required by the scheme.

Note: Ensure all evidence has been added to the case before exporting. The bundle reflects the state of the case at the time of export.

Who Can Export a Bundle

The export action is available to:

  • Landlords managing their own properties
  • Agents acting on behalf of a landlord
  • Tenants (where they have been granted access to the dispute case)
