Introducing the Multi-Step Development Onboarding Wizard

The Problem
Setting up a new residential development on the platform involves multiple interconnected records: the development itself, its physical structure (buildings and units), the Owners' Management Company (OMC) legal entity, a service charge budget, owner accounts, and billing demands.
Previously, agents were presented with a single-page form at /dashboard/developments/new. This required them to understand the full data model before entering any information, and provided no guidance on the correct order of operations or which fields were legally significant. Critical steps — such as recording OMC details or generating demands — were easy to overlook entirely.
What's New
Version 1.0.34 introduces a dedicated multi-step development onboarding wizard. The wizard replaces the single-page new-development form and guides agents step-by-step through everything needed to bring a development into full operation on the platform.
The Six Steps
Step 1 — Create a Development
Enter the core details for the development:
- Development name
- Address (street, town, county, Eircode)
- Development type (apartment block, mixed-use, estate, etc.)
- Number of units
This record becomes the top-level entity in the OMC hierarchy.
Step 2 — Add Buildings & Units
Define the physical structure of the development:
- Add one or more buildings within the development
- Create individual units within each building
- Assign unit types (apartment, duplex, commercial, etc.) and floor levels
- Set unit reference codes used on demand notices and correspondence
Step 3 — Create OMC Details
Record the legal entity information for the Owners' Management Company:
- OMC registered name and Companies Registration Office (CRO) number
- Registered address
- Director names and roles
- AGM date and financial year-end
This information is required for compliance with the Multi-Unit Developments Act 2011 and is referenced on all formal notices issued through the platform.
Step 4 — Set Up Service Charge Budget
Configure the annual service charge budget:
- Define the budget period (financial year)
- Enter budget line items by category (maintenance, insurance, management fees, sinking fund, etc.)
- Set per-unit apportionment methods (equal share, floor area, schedule of areas)
- Review the total budget and per-unit service charge figure before proceeding
Step 5 — Invite Owners
Onboard unit owners to the platform:
- Assign an owner (or tenant) to each unit
- Enter owner name and email address
- Send invitation emails directly from the wizard
- Track which units have accepted invitations vs. pending
Owners who accept their invitation gain access to the owner portal, where they can view their service charge account, download demand notices, and log maintenance requests.
Step 6 — Generate Demands
Produce the initial set of service charge demand notices:
- Review the demand schedule for the configured budget period
- Select demand type (annual lump sum or instalment schedule)
- Generate PDF demand notices for all units
- Queue demands for distribution via post or email
Once demands are generated, the development is marked as fully onboarded.
Progress Tracking & Resuming
The wizard tracks completion state across all six steps. Agents can:
- Save progress at the end of any step and return later
- See which steps are complete, in progress, or not yet started from the
/onboardingchecklist - Re-enter any completed step to edit details before demands are issued

Compliance Context
The wizard step order reflects the legal workflow required under Irish property legislation:
- Multi-Unit Developments Act 2011 — Requires a formal OMC to be established and an annual service charge budget to be set and communicated to owners.
- Property Services (Regulation) Act 2011 — Agents must maintain accurate records of unit ownership and service charge accounts.
Completing all six wizard steps ensures the development record on the platform satisfies the minimum documentation requirements for compliant block management.
Getting Started
- Navigate to Developments in the main sidebar.
- Click Add New Development.
- The onboarding wizard will launch automatically.
- Complete each step in sequence, or save and return at any time.
For developments created before v1.0.34, your existing data is preserved. You can access the wizard for any existing development to complete any outstanding steps via the development's Settings → Onboarding tab.
