Overview

The Portfolio Dashboard provides property management agents with a unified, agency-level executive view of all residential developments under management. Available at /dashboard, it aggregates critical KPIs across every development and OMC in the portfolio so agents, directors, and senior managers can monitor portfolio health without navigating into individual records.

This feature addresses a core operational need: when managing multiple multi-unit developments, the ability to immediately surface arrears hotspots, compliance backlogs, and upcoming AGM obligations at a glance is essential for prioritisation and client reporting.


Accessing the Portfolio Dashboard

Navigate to /dashboard after logging in. The Portfolio Dashboard is the default landing view for authenticated agency users.


KPI Summary Cards

The dashboard displays the following aggregated KPIs across all developments under the agency's management:

Use Cases

Morning Portfolio Review

Agency directors can open the Portfolio Dashboard each morning to immediately see if any development has a spike in arrears, a compliance deadline at risk, or an AGM requiring preparation — without clicking into each individual development.

Prioritising Workload

Property managers can use the outstanding compliance items count and arrears total to decide which developments need attention first during their working day.

AGM Planning

The upcoming AGMs KPI surfaces all scheduled AGMs across the portfolio in one place, helping managers prepare documentation, owner communications, and meeting logistics in advance.

Client Reporting

Agency directors can reference the aggregated portfolio figures when reporting to OMC boards or internal stakeholders, providing an accurate snapshot of the entire managed estate.


Relationship to Individual Development Pages

The Portfolio Dashboard provides aggregated totals only. For detailed, development-level data — such as per-unit arrears breakdowns, individual compliance task lists, or specific AGM agendas — navigate into the relevant Development or OMC record from the sidebar.

The Portfolio Dashboard is the starting point; individual development and OMC pages remain the place for granular management actions.


Irish Legislative Context

Under the Multi-Unit Developments Act 2011 and the Companies Act 2014 (as applicable to OMCs), management agents have obligations to maintain accurate financial records, ensure compliance with development-level requirements, and convene AGMs within required timeframes. The Portfolio Dashboard supports agents in meeting these obligations by keeping critical indicators visible across their entire managed estate.


Notes

  • KPI figures are calculated in real time from data across all developments assigned to the agency.
  • Developments must be fully configured (units, OMC linkage, service charge setup) for their data to contribute to portfolio totals.
  • Access to the Portfolio Dashboard is available to users with agency-level roles. Development-scoped users will see data limited to their assigned developments.
