Smarter Revenue Scoring with the Proptech Market Size Reference Table

Opportunity scoring is only as good as the data behind it. Until now, the revenue potential component of our composite scores has had to make do without a grounded view of how large each PropTech category actually is. That changes in v0.1.9.

The Problem

When the system analyses a scraped product, it assigns a revenue potential score based on signals like pricing tier and market demand. But two products in entirely different categories — say, a lettings platform and a conveyancing tool — could look identical on those signals alone, even though the addressable markets they sit in are vastly different in size and trajectory.

Without category-level market data, the scorer was leaving meaningful signal on the table.

What We Built

We've introduced a Market Size Reference Table: a lookup dataset that maps each PropTech category to:

  • An estimated UK market size (£ ARR)
  • An estimated global market size (£ ARR)
  • A year-on-year growth rate

This table is seeded with figures from publicly available PropTech research, including reports from the UK PropTech Association (UKPA), so it's useful from day one.

The revenue potential scorer now pulls from this table when evaluating a product, incorporating category scale and momentum into the sub-score. A product operating in a high-growth, large-TAM category will score higher on revenue potential — and that signal flows through to the composite opportunity score and dashboard ranking.

Admin-Editable, No Deployment Needed

PropTech market data evolves — new reports come out, categories consolidate, growth rates shift. We didn't want the reference table to become stale the moment it was shipped.

Admins can update any entry directly from the Settings page. No code changes, no redeployment. When a new UKPA report drops, or you want to refine a figure, it's a form edit away — and the updated values apply to all subsequent scoring runs immediately.

Why It Matters

The end goal of this platform is to surface the highest-opportunity SaaS products to build — products where the market is large, growing, underserved, and achievable with our stack. Category market size is one of the clearest signals of that opportunity, and it now has a first-class role in our scoring pipeline.
