One of the most common frustrations in property agent marketing is the gap between knowing your database and being able to act on it quickly. You know your hot leads are in there somewhere. You know there are landlords who haven't engaged in months. But finding them, grouping them, and doing something useful with them has historically meant either manual filtering or exporting to a spreadsheet and starting over the next week.
With the Audience Segmentation Engine in NurtureHub v1.0.70, that problem is solved.
What It Does
The segmentation builder lets you define a named audience segment using any combination of ten filter types:
- Category (Seller, Landlord, Buy-to-Let Investor, Active Tenant, and the other eight predefined NurtureHub categories)
- Group
- Lead score range
- Postcode area
- Property type interest
- Journey status
- Engagement recency
- CRM tags (synced live from agentOS, Reapit, Alto, Street, Loop, and others)
- Consent status
- Custom date ranges
Combine as many of these as you need. The segment saves, and from that point on it stays current automatically — no rebuilding, no re-exporting, no manual upkeep.
Ready to Use: Four Default Segments
If you want to get started without building anything, four pre-built segments are available the moment you log in:
- Hot Leads — high intent score, recently engaged
- New This Week — contacts added in the last 7 days
- Awaiting Approval — sequences the AI has generated that are waiting for your sign-off
- Dormant 90+ Days — contacts who've gone quiet and may need a re-engagement push
These four segments alone cover the most common reasons agents need to filter their database quickly.
What You Can Do With a Segment
A segment isn't just a filtered list — it's an action surface. From any segment you can:
View a live contact list See exactly who's in the segment right now, with their lead score, category, journey status, and last engagement date.
Trigger a bulk journey assignment Assign a nurture sequence to every contact in the segment in one step. Contacts already on the journey are automatically skipped.
Export for external use Download the current membership as a CSV — useful for reporting, offline outreach, or passing to a colleague.
Target with AI Content Studio When generating AI-written email content, select a segment as your audience. The AI uses the segment's characteristics to write copy that fits the specific group — a sequence for dormant landlords reads very differently from one aimed at newly registered buyers.
Real-Time Membership
Every segment is live. The moment a contact's lead score crosses a threshold, a CRM tag is added, or they open an email, segment membership is recalculated. There's no scheduled refresh — changes are reflected immediately.
This matters most when you're about to take action. Before you trigger a bulk journey or export a list, you can be confident the segment reflects your database as it stands right now, not as it stood yesterday morning.
Getting Started
The segmentation builder is available under Audience → Segments. The four default segments are pre-loaded and ready to use. To build your own, select New Segment, name it, add your filters, and save.
