Dashboard Overview: Portfolio-Health KPIs

The Overview tab on the dashboard surfaces the five KPIs most critical to day-to-day portfolio management. Each card shows a live figure, a 30-day delta, and links directly to the relevant workflow.

KPI Cards

Active Tenancies

The total number of tenancies currently in an active state across your portfolio.

  • Delta: Change vs. the previous 30 days.
  • Click: Navigates to /dashboard/tenancies.
  • Use it to: Confirm your portfolio size at a glance and spot unexpected drops that may indicate data gaps.

Deposits at Risk

The count of deposits that are unprotected — i.e. not lodged with an approved tenancy deposit scheme.

  • Delta: Change vs. the previous 30 days.
  • Click: Navigates to /dashboard/deposits.
  • Use it to: Catch compliance exposure early. An unprotected deposit can result in penalties of up to 3× the deposit amount under the Renters' Rights Act.

Important: This card will show 0 when all deposits are correctly protected. Any non-zero value requires action.

Reports Due This Week

Inspection reports and check-out reports with a deadline falling within the next 7 days.

  • Delta: Change vs. the previous 30 days.
  • Click: Navigates to /dashboard/reports.
  • Use it to: Plan your week. Missing a report deadline can delay deposit release and increase dispute risk.

Avg Days to Deposit Release

A rolling average of the number of days elapsed between tenancy end and deposit return, across all recently closed tenancies.

  • Delta: Change vs. the previous 30 days.
  • Click: Navigates to /dashboard/analytics.
  • Use it to: Benchmark your process speed. A rising average may indicate bottlenecks in inspections, negotiations, or scheme release requests.

Open Disputes

The number of deposit disputes currently active — i.e. where a tenant or landlord has formally contested proposed deductions.

  • Delta: Change vs. the previous 30 days.
  • Click: Navigates to /dashboard/negotiation.
  • Use it to: Prioritise dispute resolution. Open disputes carry both financial and reputational risk and should be actively managed.

Data Source

All five cards are powered by the existing dashboard.workQueue data — no additional API calls or configuration are required.

Delta Indicators

Each card displays a directional delta comparing the current figure to the equivalent figure from 30 days ago:

↑ 3 since last month   (increase)
↓ 2 since last month   (decrease)
→ No change            (flat)

For Deposits at Risk and Open Disputes, an upward delta is a negative signal. For Active Tenancies, direction depends on business context.

Navigation

Every KPI card is clickable. Clicking a card takes you directly to the section where you can take action, so the Overview tab serves as a launchpad rather than just a read-only summary.
