What's New: PSRA Licence Management Dedicated Module

Property management agents operating under Irish law are required to hold a valid licence issued by the Property Services Regulatory Authority (PSRA). Until now, PSRA licence numbers and expiry dates were stored in the platform database but had no dedicated interface, no automated expiry monitoring, and no structured renewal process. This release closes that gap with a purpose-built PSRA Licence Management module.


Why This Matters

The PSRA is the statutory body responsible for licensing and regulating property services providers in Ireland under the Property Services (Regulation) Act 2011. Operating without a current, valid PSRA licence exposes a management agent and their clients to significant legal and regulatory risk. Proactive licence tracking and timely renewal is a non-negotiable compliance obligation — not an administrative convenience.

While the platform already stored PSRA licence data at the database level, the absence of a dedicated module meant:

  • Licence expiry dates were not actively monitored
  • There was no renewal workflow to coordinate action before expiry
  • Agents had no single place to view PSRA licence status across their portfolio
  • The gap was not covered by the existing CRO compliance module

What's Included in This Release

Dedicated PSRA Module

A new PSRA Licence Management section has been introduced as a standalone compliance module, distinct from the existing CRO module. It provides a focused workspace for all PSRA-related obligations and is accessible from the compliance area of the platform.

PSRA Licence UI Page

The new UI page surfaces PSRA licence data — licence numbers and expiry dates — from both the developments and omc_details records. Agents can:

  • View current PSRA licence numbers and expiry dates at a glance
  • Update licence numbers and expiry dates directly within the module
  • Track licence status across multiple developments and OMCs from a single location

Note: Existing data already stored in psraLicenceNumber and psraLicenceExpiry fields will be automatically visible in the new module. No data re-entry is required.

Expiry Alert Job

An automated background job now monitors psraLicenceExpiry dates across all OMC records and sends advance alerts to agents before a licence expires. This ensures agents have sufficient lead time to complete the PSRA renewal process before a lapse occurs.

To benefit from expiry alerts, ensure that psraLicenceExpiry dates are populated for all relevant OMC and development records.

Licence Renewal Workflow

A structured renewal workflow guides agents through the steps required to renew a PSRA licence. The workflow includes:

  • Renewal initiation triggered manually or from an expiry alert
  • Step-by-step guidance aligned with PSRA renewal requirements
  • Status tracking from initiation through to renewal confirmation
  • Audit trail for compliance record-keeping

Getting Started

  1. Navigate to the PSRA module — Find the new PSRA Licence Management section within the Compliance area of the platform.
  2. Review existing records — Confirm that psraLicenceNumber and psraLicenceExpiry are populated for each development and OMC under management.
  3. Complete any missing data — Use the new UI page to add any missing licence numbers or expiry dates so the expiry alert job can monitor them.
  4. Initiate renewal as needed — Use the renewal workflow for any licences approaching expiry.

Relationship to the CRO Compliance Module

The PSRA module is independent of the existing CRO compliance module. Each addresses a distinct regulatory obligation:
