The Gap This Fills
Block management is, in large part, maintenance management. Property managers operating under Irish OMC structures are responsible for the upkeep of common areas and building fabric — and owners expect a clear, transparent process for reporting defects and seeing them resolved.
Prior to this release, the platform had no structured way to receive defect reports, no contractor register, and no works order workflow. This release closes that gap entirely.
What's Now Possible
For Owners
Owners can log into the portal and submit a maintenance request in seconds — describing the issue, attaching photos, and specifying the location within their development. They receive a ticket reference and can track the status of their request from submission through to completion.
For Property Managers
Managers have a full maintenance dashboard. Incoming requests are triaged and assigned to approved contractors from a built-in contractor database. Each assignment generates a formal works order. Progress is tracked through a defined status workflow, and jobs are formally closed out with evidence attached — creating an audit trail that stands up to OMC scrutiny.
For OMC Directors
All maintenance activity and expenditure is visible at the development level. Closed works orders feed directly into the records needed for AGM reporting and service charge justification under the Multi-Unit Developments Act 2011.
Getting Started
- Build your contractor register — Go to Maintenance → Contractors and add your approved trades. Upload insurance and compliance certificates for each contractor.
- Review incoming requests — Open requests appear in Maintenance → Tickets. Review, prioritise, and assign each ticket to a contractor.
- Issue and manage works orders — Works orders are created automatically on assignment. Update progress, attach completion evidence, and close out jobs from the ticket view.

The works order and close-out workflow provides the documented expenditure records required for transparent OMC financial reporting, and contractor compliance tracking helps agents meet their duty of care obligations when engaging trades on common area works.
