What's New in v1.0.43: Sinking Fund (Capital Reserve) Management

Version 1.0.43 introduces a dedicated Sinking Fund (Capital Reserve) Management module — one of the most significant compliance features for Irish property management agents and OMCs.

Why This Matters

Every Owners' Management Company in Ireland is legally required under MUD Act 2011, Section 18 to maintain a sinking fund for major repair and replacement works on common areas. Until now, many OMCs managed this in spreadsheets or through manual accounting entries. This release brings sinking fund management directly into the platform, purpose-built for Irish block management requirements.

What's Included

Separate Sinking Fund Account

The sinking fund is now a first-class financial account within the platform, completely separate from the management account. No more commingled funds or ambiguous balance sheets.

Annual Contributions Per Unit

Set the annual sinking fund contribution per unit and have it automatically included in service charge demands. Contributions can be configured uniformly across a development or set individually per unit.

Capital Expenditure Tracking

Record both planned and actual capital expenditure against the sinking fund — from roof replacements to lift overhauls. The fund balance updates automatically as works are completed and paid.

Sinking Fund Statements

Generate formal, print-ready sinking fund statements for any period. These are suitable for distribution to unit owners, auditors, and inclusion in management company information packs for property transactions.

5-Year Reserve Plan

The platform can now produce a 5-year reserve plan — a projected schedule of contributions and planned capital works with year-by-year fund balance forecasts. This document is essential for AGM reporting and helps OMC directors make informed decisions about contribution levels.

Getting Started

  1. Set up your sinking fund account — Navigate to OMC → Sinking Fund and configure the fund for your development.
  2. Set contribution rates — Configure the annual contribution per unit under Contribution Settings.
  3. Add planned capital works — Enter any known or anticipated capital projects for the next 5 years.
  4. Generate your first reserve plan — Export and review the 5-year projection before your next AGM.
