This page documents the OMC (Owners' Management Company) entity model — the legal and structural centrepiece of the platform. All block management workflows, from service charge billing to compliance tracking, are anchored to an OMC entity.
What is an OMC?
An Owners' Management Company (OMC) is a company — typically a company limited by guarantee — established under Irish law to manage the common areas and shared services of a multi-unit residential development. OMCs are governed primarily by:
- Multi-Unit Developments (MUD) Act 2011
- Companies Act 2014
Every apartment owner in the development is automatically a member of the OMC. The OMC is responsible for maintaining common areas, collecting service charges, and ensuring statutory compliance on behalf of all unit owners.
OMC Entity Fields
Each OMC record captures the following information:

The platform models the relationship between an OMC and its developments explicitly:

A single OMC can be linked to multiple developments or phases. This reflects real-world scenarios where a developer establishes one OMC across several blocks built in stages.
Directors & Officers
Directors
OMC directors are tracked with:
- Full name
- Appointment date
- Role (e.g. Chairperson, Treasurer)
- Status (active / resigned)
Directors are typically unit owners elected at the AGM. The platform records directorship history to support CRO filing obligations.
Company Secretary
The Company Secretary is a legally required officer under the Companies Act 2014. The platform treats this as a dedicated, named role within the OMC — distinct from a general director record. The Company Secretary is responsible for statutory filings, maintaining the register of members, and AGM administration.
Annual General Meetings (AGMs)
Under the MUD Act 2011, OMCs are legally required to hold an AGM each year. The platform stores AGM records linked to the OMC, including:
- Date held
- Quorum status
- Key resolutions passed
- Next AGM due date
This supports agents in demonstrating compliance with statutory meeting obligations.
Members
All unit owners within a linked development are members of the OMC by law. Member records are associated with the OMC and can be flagged with directorship status where applicable.
