Introducing the Director Portal — Board Access for OMC Directors

Running an Owners' Management Company board is a serious responsibility. Irish company law requires directors to exercise fiduciary duties over the development's finances, maintenance, and compliance — yet most property management software offers only two options: a restricted owner view that hides the information directors actually need, or full agent access that exposes far more than a director should have.

v1.0.35 closes that gap with the Director Portal: a dedicated interface built specifically for OMC board members.


A Third Access Tier

Until now, the platform had two portal views: the agent dashboard and the owner portal. The Director Portal is a distinct third tier — elevated above the standard owner view, but scoped differently from the agent.

Directors see the full picture of the OMC they govern. Agents retain exclusive control of management operations. Owners continue to see their own unit data only. Each role gets exactly what it needs.


What Directors Can Now Do

Approve invoices above threshold

The invoice approval queue lets directors authorise payments that exceed a configurable threshold before they are processed. This brings a board-level financial control into the platform itself, replacing the email chains and PDF attachments that most boards currently rely on.

Review the full financials

Directors have access to the complete set of OMC financial reports — income and expenditure, balance sheet, service charge collections, and reserve fund balances. The same data the agent sees, without the agent's operational tools.

Monitor compliance

The compliance dashboard surfaces fire safety records, insurance renewals, statutory inspections, and outstanding obligations in one place. Directors can track what's due and what's been completed without chasing the agent for updates.

Oversee maintenance projects

From planned works to active contracts, directors can track every maintenance project across the development: status, contractor, budget, and actual spend.

Access development and AGM documents

Title folios, the management company constitution, service agreements, AGM notices, and meeting minutes are all accessible directly from the portal — no more requesting documents by email.

Review house rule breach reports

When residents report house rule breaches, the reports are visible to directors in the portal. Directors can monitor how breaches are being handled, supporting board oversight of enforcement.

Scrutinise contractor expenditure

A dedicated contractor expenditure view breaks down spend by supplier and category, giving the board the information needed to assess value for money and question procurement decisions.


How It Works

Managing agents assign the Director role to individual owner accounts from within the OMC settings. Once assigned, the director sees the Director Portal on their next login. A director who also owns a unit in the development retains their owner view for personal matters — the two are kept separate.

There is no additional licence cost for director accounts. A user can hold the Director role across multiple OMCs if they serve on more than one board.


Why This Matters for Irish Block Management

OMC directors in Ireland are company directors in the legal sense — they carry personal liability and statutory duties. Giving them structured, auditable access to the information they need is not just a convenience; it is part of running a well-governed development. The Director Portal makes that governance practical.
