Giving Tenants Clarity on Payment Dates

Release v1.0.26 — Mandate Form: Payment Details Step

One of the most common sources of confusion in Direct Debit collection is the gap between when money leaves a tenant's account and when it arrives with the agent. BACS processing adds days to this journey, and UK bank holidays mean that "the 1st of the month" doesn't always mean what tenants expect.

With v1.0.26, we've shipped Step 3 of the mandate form — Payment Details — which tackles this head-on.

What's in This Release

Pre-filled from the Invite

When a tenant opens the mandate form, their collection amount and frequency are already filled in from the invite the letting agent sent. There's no manual entry, no risk of mismatched figures, and no confusion about what's being agreed to.

The Tenant Picks Their Day

Tenants can select their preferred day-of-month for collection. The form validates that selection against BACS rules in real time — accounting for bank holidays, weekends, and month-end quirks — so agents never have to chase a failed collection caused by a badly scheduled date.

Two Dates, Clearly Shown

The Payment Details step shows tenants exactly:

  • When the money leaves their account (the BACS collection date)
  • When the agent receives it (the BACS settlement date)

This transparency reduces disputes and builds trust. Tenants know what to expect before they sign anything.

A Three-Collection Preview

Tenants also see their next three upcoming collection dates laid out before they proceed. This turns an abstract monthly commitment into something concrete and easy to understand.

Why This Matters

Direct Debit mandates are a commitment. Tenants who understand exactly when their payments will happen — and see the schedule clearly before confirming — are less likely to dispute collections or cancel mandates unexpectedly. That's better for agents, better for landlords, and better for cash flow.

This step is part of the broader mandate form flow. Steps 1 (Personal Information) and 2 (DD Terms & Conditions) were shipped in earlier releases. Bank Details, Video Verification, ID Verification, Right to Rent, and Confirmation are coming in subsequent releases.
