One of the most common causes of deposit disputes is not a disagreement about damage — it is a missed deadline. A deposit protected a day late. Prescribed information served a week after it should have been. A deduction proposal that lapsed because nobody was tracking the response window.
These are preventable problems. Starting today, we are making them much easier to prevent.
A Single View of Every Important Date
With v0.1.20, every tenancy now has a visual timeline that shows all the key dates and upcoming deadlines in one place. No spreadsheets. No calendar reminders set manually. Just a clear, chronological view of where each tenancy stands.
The timeline tracks six milestone categories:
- Deposit Protection — Is the deposit lodged with an approved scheme on time?
- Prescribed Information — Has the required statutory notice been served?
- Notice Periods — When does any active notice expire?
- Check-out Booked — Is the inspection scheduled?
- Deduction Response Window — How long does the tenant have to respond to proposals?
- Dispute Resolution — What is the deadline for escalation if a deduction is contested?
Colour-Coded Urgency
Every milestone is colour-coded so you can assess the health of a tenancy at a glance:
- 🟢 Green — Done, or no action needed yet.
- 🟡 Amber — Coming up — worth reviewing.
- 🔴 Red — Overdue, or critically close. Act now.
The goal is simple: nothing should reach red without you having seen it amber first.
Built Around Compliance
The deadlines shown are calculated from the tenancy's own data — start date, deposit registration, check-out event, and so on — and mapped against statutory requirements under the Renters' Rights Act and the rules of the relevant deposit scheme.
This means the timeline is not a generic reminder tool. It reflects the actual legal position of each individual tenancy.
