v1.0.10 closes a critical gap in the platform's suitability for the Irish market. Property management in Ireland operates under a distinct legal framework — the Multi-Unit Developments Act 2011, the Residential Tenancies Board (RTB), Local Property Tax (LPT) obligations, and Irish VAT rules all impose specific requirements on agents and Owners' Management Companies. This release introduces native support for each of these areas.
Multi-Unit Developments Act 2011 (MUD Act)
The MUD Act 2011 is the primary legislation governing multi-unit residential developments in Ireland. It sets out the legal obligations of developers, OMCs, and unit owners — including requirements around:
- Establishing and maintaining a sinking fund
- Issuing annual service charge demands with proper breakdowns
- Holding annual general meetings (AGMs)
- Maintaining a building information book
What's implemented in v1.0.10
- OMC structures within the platform now map to MUD Act-defined entities.
- Compliance status indicators are displayed at the development level, flagging key MUD Act obligations.
- Sinking fund and service charge configurations are linked to MUD Act requirements, making it clear which obligations each financial component satisfies.
Note: Full AGM management and building information book features are planned for future releases. v1.0.10 establishes the compliance framework these features will build upon.
RTB / PRTB Registration Tracking
The Residential Tenancies Board (RTB) — formerly the Private Residential Tenancies Board (PRTB) — requires landlords to register tenancies in Ireland. For block management agents overseeing mixed-ownership developments (where some units are tenanted), tracking RTB compliance across the development is a routine operational requirement.

- RTB registration numbers can be recorded against individual units.
- Registration expiry dates are tracked, with upcoming renewals surfaced in the compliance dashboard.
- Both RTB and legacy PRTB terminology are supported.
- Agents can view a development-wide RTB registration status at a glance.
Local Property Tax (LPT) Allocation
Local Property Tax is assessed on residential properties in Ireland. In multi-unit developments, LPT liability may need to be recorded and communicated to unit owners as part of the annual service charge or separately. The platform now supports this workflow.

- LPT figures are recorded at the development level.
- Allocation rules distribute LPT across units (e.g. equally, or by floor area weighting).
- LPT line items appear on service charge statements and owner account views.
VAT Handling for Irish Service Charges
Irish VAT rules apply differently to different components of a service charge. Some elements (e.g. certain management fees) may attract VAT; others (e.g. insurance, sinking fund contributions) are typically exempt. Correct VAT treatment is a requirement for OMCs registered for VAT with Irish Revenue.

- Each service charge component can be individually configured as:
- VAT-exempt
- Zero-rated
- Standard-rated (at the applicable Irish VAT rate)
- VAT breakdowns appear on all invoices and statements.
- OMCs can record their VAT registration number, which is printed on relevant documents.
EUR Currency Support
Prior to this release, the platform incorrectly displayed amounts in USD ($). All monetary values throughout the platform — including the pricing page, service charge figures, invoice totals, and financial reports — now display in EUR (€), formatted to Irish conventions.
