Introducing OMC Entity Management — v1.0.37

Version 1.0.37 brings purpose-built management of Owners' Management Company (OMC) legal entities to the platform — a foundational capability for any property management agent operating under Irish law.

Why OMC Management Matters

Every multi-unit residential development in Ireland is governed by an Owners' Management Company, a legal entity incorporated under the Companies Acts and subject to the Multi-Unit Developments Act 2011 (MUD Act). Property management agents are typically appointed by the OMC to administer the development on its behalf. Until now, there was no structured way to model these legal entities inside the platform. v1.0.37 changes that.

What's Included

Core OMC Entity Fields

Each OMC record holds the legally significant data that agents and directors need at a glance:

Multi-OMC Support for Agencies

A management agent organisation on the platform can now be linked to multiple OMC entities. This mirrors the standard operating model of Irish property management firms, where a single agency may act on behalf of dozens of OMCs across different developments.

The resulting hierarchy is:

  └── OMC Entity (Development B)
  └── OMC Entity (Development C)

MUD Act 2011 Compliance

The Multi-Unit Developments Act 2011 sets out specific obligations for OMCs, including requirements around sinking funds, service charge transparency, and annual reporting to unit owners. The compliance fields introduced in this release ensure the platform captures the data needed to meet these obligations, with more MUD Act features to follow in upcoming releases.

Getting Started

OMC entities are managed at the organisation level. Once your management agent organisation is set up on the platform:

  1. Navigate to your organisation's OMC Entities section.
  2. Select Add OMC and enter the CRO number, registered address, and incorporation date.
  3. Add directors and the company secretary.
  4. Set the AGM date and complete any MUD Act 2011 compliance fields.
  5. Link the OMC to its associated development.

Repeat for each development your organisation manages.
